Natural gas service is common in Houston homes, so both gas tank and gas tankless units are on the table. A standard tank costs less up front and swaps out fast. It stores 40 or 50 gallons and reheats water all day. For many homes, a like for like water heater replacement is the right call.
A tankless water heater heats water as it flows, so the hot water does not run out. The unit hangs on a wall and frees the space a tank used. The Department of Energy says tankless units can be 24 to 34 percent more energy efficient. That figure applies to homes using 41 gallons of hot water or less each day.
The trade off is the install itself. Tankless water heater installation often needs a larger gas line and new venting to feed the burner. Our master plumbers check your gas line size and vent path during the free estimate. You get a price for the full job.
Houston water is hard. Houston's own water quality report puts hardness near 8 grains per gallon. That mineral load leaves sediment in tanks and scale in tankless heat exchangers. Both types last longer with a yearly flush, and we install service valves on tankless units to keep that simple.
Many Houston homes keep the water heater in the attic or the garage. Builders used attics to save floor space, and closets got the rest. The catch is that an attic leak can soak a ceiling before anyone spots it. A garage unit fails in plain sight, but it still needs the right setup.
Code calls for a drain pan under a water heater wherever a leak would damage the home. The pan needs its own drain line, three quarters of an inch or larger, run outside or to a drain. Old pans rust through, and old drain lines clog or slope the wrong way. We replace the pan and rerun the drain line as part of an attic water heater replacement.
Attic and closet jobs often need more than plumbing. Our master plumbers handle the carpentry side too. We reframe tight water heater closets and deck attic platforms for safe access. If the heater moves to a new spot during a remodel, we repair the wall it left behind.
The City of Houston requires a plumbing permit for water heater replacement. The permit runs through a master plumber, and the inspection checks the relief line and venting. Many homes also need an expansion tank when a check valve or pressure regulator closes off the system. Heated water expands, and the expansion tank gives that pressure somewhere to go.
Most tank water heaters last about 8 to 12 years. The serial number on the label shows the build date. If your tank is past ten years, plan the water heater replacement before it picks the timing for you. In a Houston attic, a burst tank means a soaked ceiling and wet insulation.
Warning signs show up early if you know them. Rusty hot water points to corrosion inside the tank. Popping or rumbling means sediment has hardened on the bottom, a common result of Houston's hard water. Water in the drain pan, or a slow drip at the fittings, means the clock is running.
Price comes down to the details of your house. Tank size, fuel type, venting, and location in the home all move the number. Code items add cost too: a new pan, a drain line, an expansion tank, or a gas flex. An attic swap runs higher than a garage swap because of access and the pan work.
