Home Additions
We design and build home additions across Houston, from room additions to full second stories. One contractor takes your project from plans and permits through paint.
Exterior remodeling in Houston means the siding, the trim, the doors and the porch all get handled on one job. We repair and replace fiber cement, wood and stucco siding, and we cut out rot in soffit, fascia and trim. We rebuild front porches and porticos, hang exterior and French doors, and lay brick or paver walkways. Exterior paint is the finish, and we have been contracting in Houston since 2007.
One contractor on the whole outside of the house keeps the trades from working around each other. Our own crew frames the porch, hangs the doors, patches the trim and paints the finish. We pull the permit and meet the inspector, and we set a date after the estimate. If the plan adds square footage, the job moves over to adding a room or closing in a porch.
Tell us about your project and we’ll get right back to you.
Houston weather sets the pace of exterior work, and it decides what fails first. Bush Intercontinental averages about 52 inches of rain a year in NOAA's 1991 to 2020 normals, with long humid summers. Houston's clay soil swells with rain and shrinks in drought, so siding seams and trim joints keep opening up. Water finds those gaps, and rot shows up later in soffit, fascia, window trim and porch framing.
A project usually starts with the walls: fiber cement siding, wood lap siding or stucco. From there we rebuild the porch or the portico, replace exterior doors and set French doors out to a patio. Brick and paver walkways are ours, and poured concrete sits with the driveways and walkways we pour and finish. Pergolas and patio covers get built or replaced in cedar, and paint closes the job out.
The carpentry side is our own crew: porch framing, wood decks, soffit, fascia, exterior trim and dormer repair. Windows and exterior doors get replaced or restored as part of a larger exterior project. On one bungalow renovation we rebuilt two backyard cottages: black lap siding, French doors and a new wood deck. That job also got a turf lawn, which belongs with the turf lawns we install instead of grass.
Usually yes, and the city's One-Stop guide says most renovations and repairs need plan approval before the permit is purchased. Like-for-like work runs on the minor repair permit, which lists patching exterior veneer, siding, stucco and EIFS. Replacing exterior doors and windows sits on that same list, and porch repair sits there too. The city also requires a permit for repairs that replace structural members, which is where rotted porch framing lands.
Some exterior work needs no permit at all, and the Houston Permitting Center publishes the exempt list. Same-material repair of exterior wood fascia, trim and soffits is exempt up to 128 square feet in total. Painting the house is on that no-permit list, along with tarping, wallpapering, tiling and carpeting. Window awnings on an exterior wall are exempt when they project 54 inches or less and need no added support.
Parts of the Heights and Montrose sit inside city historic districts, and that changes the front of the job. Work that alters the exterior appearance of a designated property goes to the Houston Archaeological and Historical Commission first. The commission's review looks at historic material such as siding, windows, doors and porch elements. A complete application is due by noon 22 days before the monthly meeting, so the calendar matters.
Houston has no zoning, so deed restrictions carry many of the rules on the outside of a house. The city says permits may be revoked for deed-restriction violations, so we check yours first. We do exterior work in the Heights, Montrose, Bellaire and Pearland, and the rules shift block to block. The Texas Department of Insurance runs windstorm inspections on the coast. They cover only the parts of Pasadena and four other Harris County cities that sit east of State Highway 146, not Houston.
Published national ranges are the fairest answer before we see the walls and the trim on your house. HomeGuide's 2026 cost guide puts house siding at $4 to $13 per square foot installed. The same guide puts small stucco repairs at $200 to $800, and water damage repair at $1,000 to $4,000. What your job costs comes down to the material, the square footage and the rot we find behind it.
HomeGuide puts a basic single front door in the same opening at $500 to $2,500 or more. Double front doors run $1,500 to $6,500 or more in that guide, and both numbers assume the same opening. A prefabricated pergola runs $1,450 to $5,750 installed there, and a custom one $30 to $65 per square foot. Poured driveway numbers live in our guide to what a concrete driveway costs in Houston.
Fiber cement and wood siding behave differently in this climate, and that drives the material choice on a Houston house. Fiber cement moves less with the wet and dry swings, and wood siding needs its cut ends sealed. A porch or portico rebuild starts at the framing, then the columns, the ceiling, the trim and the paint. VCS did an outstanding job on our kitchen and master bed/bath remodel. What made them different was their attention to detail from start to finish. Trey would meet with us on a weekly basis to review completed work as well as scheduling and work for the following week. His team was extremely professional, knowledgable, and courteous. They went above and beyond for us and the quality of work was fantastic. They focused and kept to the scheduled timeline. I would highly recommend VCS Construction and Remodeling.
VCS Construction was as professional as it gets. Our exterior project was completed on budget and on time with the attention to detail on quality. Any issues or concerns were handled quickly and professionally. I would recommend them to everyone.
We hired VCS for a custom garage buildout and they delivered to the highest degree. Trey went over countless ideas for what I wanted and I could not be happier with the outcome. He is a well respected car guy in the community so he does know his stuff when it comes to custom Garages. Well Done!
