From Dirt to Finish-Out

Every build starts with the lot. We check deed restrictions, plat lines, flood maps, and utilities before design begins. Houston has no zoning, but recorded deed restrictions still control what many lots allow. Catching a problem on paper costs far less than catching it during framing.

Our architect draws the home to fit your lot and your budget. Two engineers design the structure and the foundation. We file the plans with the City of Houston and manage review until the permit is issued. If the job includes a lot split, the replat goes through the Planning Commission first.

Houston homes sit on clay soil that swells when it rains and shrinks in a dry August. That movement is why post-tension slab foundations are the common choice here. Our engineers spec the slab for your soil, and we grade the site so water drains away from the home. In a mapped floodplain, city rules set how high the finished floor must sit.

The build itself runs under one contract, start to finish. Master plumbers and electricians on our team handle the rough-in and the trim-out. Our crew carries the home from dirt to finish-out. You deal with one builder the whole way through.

What Sets the Cost and Timeline in Houston

The lot sets the first numbers. A teardown adds demolition, and a wooded infill lot adds clearing and hauling. Old water and sewer taps may need to be moved or replaced. A soil test tells the engineers what the foundation must handle, and that drives concrete cost.

Flood rules matter on some lots. Since 2018, Houston's Chapter 19 rules put new homes in the 500-year floodplain two feet above that flood level. Meeting the rule can mean a raised foundation and more fill, which adds cost. Lots outside the mapped floodplains skip this step, and we confirm which case yours is early.

Square footage and finish level drive most of the price. Kitchens and baths cost more per foot than bedrooms. Design choices set the budget early, so we price the plan while it is still on paper. You can adjust the drawings before anything is built.

Permits and any replat happen before ground breaks, and that paper phase takes months on its own. Build time then depends on the size of the home and the weather. We map the schedule with you at the estimate stage. Estimates and design consultations are free.

Where We Build Around Houston

We build within about 15 to 20 miles of downtown Houston, inside Loop 610 and out. Inside the Loop, most calls are about infill lots. An older house comes down, and a new custom home or a pair of townhomes goes up. The Heights, Montrose, Rice Military, Cottage Grove, and EaDo all follow that pattern.

Houston's Chapter 42 rules allow platted lots as small as 1,400 square feet. That is what makes townhome construction work on a single infill lot. A split needs a replat, and deed restrictions or minimum lot size protections can rule one out. We pull the records before you spend design money.

North of the Loop, Oak Forest and Garden Oaks trade old ranch houses for new builds on wider lots. Spring Branch runs the same way, and mid-century ranches there give way to new two-story homes. In Meyerland, new homes go up on raised foundations after years of flood damage. The ground changes from one street to the next, and the foundation design follows it.

Do I need to own a lot before I call?
No. Many clients call while they are still shopping for land. A design consultation is free, and lot questions are part of it. We can read the deed restrictions and flood maps on a lot before you close on it. That check can keep you from buying ground that will not fit the home you want.
What drives the cost of building a custom home in Houston?
Lot condition, foundation design, size, and finish level carry most of the number. A teardown or a wooded lot adds site work before any concrete is poured. Clay soil and floodplain rules can change foundation cost from one street to the next. Finish choices in kitchens and baths swing the budget more than any other rooms. Can I split my lot and build two townhomes?
On many Houston lots, yes. Chapter 42 lets platted lots go as small as 1,400 square feet, which is how most townhome construction works here. Will my new home need to sit above the floodplain?

Who handles the permits and inspections?
We do. Plans go to the City of Houston for review, and we manage the process until the permit is issued. City inspectors then check the work at set stages, from the foundation to the final. Your side of the job is design decisions, and ours is the paperwork and the build.
