We are a design build contractor, so the plans and the build stay with one contractor. Trey brings an architect and two engineers for the structure, plus interior designers, or he works with yours. Master plumbers and electricians run the rough in trades, and our crew does the sheetrock, cabinets, trim, and paint. A room addition adds finished space at ground level. Many start as a bedroom the house is missing or a den off the kitchen. A primary suite addition gives you a bedroom and full bath plus the closet space older homes lack. We match the floor height and the roofline so the new rooms read as original.
A second story addition doubles your space without eating the yard. In our market that often means adding a story over a garage or an older bungalow. Our engineers check the foundation and framing first, because the house below has to carry the new load. That check happens before design, not after.
A sunroom addition brings in light without the August heat. We insulate it and tie it into your heating and cooling so the room works in every season. It fits well where a full room addition is more space than you need.
We also expand and rework historic Houston homes. On older bungalows we have done full renovation and expansion work. That included restoring the original wood windows rather than replacing them. An attached addition shares walls with the house while a detached garage apartment stands alone, and we build both.
The foundation under your house shapes the whole job. Older houses in the Heights and Montrose sit on pier and beam. For those we set new piers and level the new floor to the old one. Slab houses get new concrete tied into the existing slab, with the connection detailed by our engineers.
City of Houston permits shape both the budget and the schedule. Plan review needs a lot survey and drawn plans, and the city asks for a deed restrictions form. Houston has no zoning, but Chapter 42 building lines still apply and deed restrictions can be stricter. We check all of it before we draw so the design fits your lot the first time.
Drainage rules matter when the footprint grows. On lots up to 15,000 square feet, the city requires detention once impervious cover passes 65 percent of the lot. New roof area and new concrete both count toward that number. We run this math during design, not after the city flags it.
Flood maps matter on some lots. Grow the building footprint 33 percent or more in a mapped floodplain and Chapter 19 rules apply. That can mean setting the new floor two feet above the 500-year flood level. We pull your flood zone before design starts, because it changes the structure and the cost.
Much of our work sits in the Heights and the streets around it. The blocks there are lined with bungalows from the early 1900s, most on pier and beam. Parts of the Heights are city historic districts, so an addition to a contributing house needs a Certificate of Appropriateness. We prepare the drawings for that review and handle the filing.
Montrose has the same older housing stock on tighter lots. River Oaks runs larger, and deed restrictions there do the work zoning does in other cities. Those restrictions can set deeper setbacks than the city minimum. We read yours before we design so the plan clears both reviews on the first pass.
From downtown we work about 15 to 20 miles out, inside Loop 610 and past it. That range covers Garden Oaks, Oak Forest, Timbergrove, and the East End. It also covers flood prone pockets like Meyerland, where homes have been raised since Harvey. On lots like those, the flood map shapes the addition from the first sketch.
