Most sewer problems start small. Drains run slow all through the house, and toilets gurgle when the washer empties. You may smell sewage near floor drains or find wet, sunken spots in the yard. When several fixtures back up at once, the main sewer line is the usual cause.
Houston sits on expansive clay soil. The clay swells after heavy rain and shrinks hard in a dry summer. That movement shifts foundations and drags on the rigid sewer pipes buried below. Joints pull apart, and low spots form where waste settles instead of draining away.
Age matters as much as soil. Many Houston homes built before the 1970s still drain through cast iron pipe. Cast iron rusts from the inside out until the bottom of the pipe wears through. Old concrete and clay tile lines are weaker still, and whole sections can crush or cave in.
Tree roots finish the job. Mature live oaks push fine roots into any open joint in search of water. Inside the pipe, those roots grow into a mass that catches paper and grease. A camera inspection shows us whether the line can be cleaned or needs to come out.
Every sewer job starts with a camera run through the line. If the pipe is sound and one joint has failed, a sewer line repair can make sense. We cut out the bad section and set new pipe in its place. That fix holds when the rest of the line still has life left.
Old cast iron and concrete lines usually fail along their whole length. Patch one break and the next one shows up a few feet away. You end up paying for the same dig twice. When the camera shows damage in several places, main sewer line replacement is the better buy.
When the line runs under the yard, we replace it through an open trench. We dig to the old pipe and set the new line at the correct slope. When the line runs under the house, we use a tunnel dig. The crew digs beneath the slab from outside, so your floors stay in place.
Trenchless methods have their place, and we will say so when one fits. Lining needs a pipe that still holds its shape. Pipe bursting can take on worse damage, but the old line must sit at the correct slope. When a pipe has caved in or sagged, digging and replacing it is the fix that lasts.
No two sewer jobs price the same. Length and depth of the line matter most. A shallow 40-foot run in the front yard is a smaller job than a deep line under a slab. Access, soil conditions, tie-ins, and city permit fees move the number too.
The dig method sets much of the cost. Tunnel digs take more labor than open trenches, because the crew moves soil by hand. Permits and inspections from the City of Houston add cost to every replacement. We spell out the full scope in a free estimate before any digging starts.
Two bids for the same sewer job can cover very different scopes. A dig can tear up concrete, sod, walkway pavers, and interior floors. Many plumbing outfits quote high, then leave that repair work to someone else. Ask who puts the surface back before you compare numbers.
VCS handles that restoration as part of the job. We pour back the concrete we cut and pack the trench so it settles level. If a tunnel started inside the house, we repair the floors it touched. That is the point of hiring a general contractor for underground work.
