Bellaire grew up fast after World War II. Most of the original houses were one story ranch homes and bungalows on quiet blocks. Builders have torn down and replaced many of them since the 1990s. A remodel here often means opening a closed floor plan or adding a second story.
Flooding shaped the city too. Parts of Bellaire flooded three years in a row, and Harvey alone put water in nearly 2,000 homes. The city now makes new construction set its lowest floor at least a foot above the 500 year flood level. Permits and inspections run through Bellaire's own Development Services office, not the City of Houston.
