We do home remodeling in the Memorial Villages, six small cities west of downtown Houston. They sit inside Beltway 8 and south of Interstate 10. The six are Hedwig Village, Bunker Hill Village, Hunters Creek Village, Piney Point Village, Hilshire Village and Spring Valley Village. Each one runs as its own city. Most houses here went up between the 1950s and the 1970s. They sit on wide wooded lots along Memorial Drive. The framing on those ranch and mid-century homes holds up well. The kitchens sit closed off in their own rooms, though, and the baths run small.

The Memorial Villages are six separate cities in Harris County. Each has its own mayor and city hall. German farmers and sawmills worked this land first. Piney Point Village began as a railroad station in 1885. Hunters Creek Village, Bunker Hill Village and Hedwig Village incorporated in 1954. Piney Point Village, Spring Valley Village and Hilshire Village followed in 1955. That kept Houston from annexing them. Bunker Hill Village still holds a house Frank Lloyd Wright designed.
A permit here comes from your village, not from the Houston Permitting Center. Bunker Hill Village, for example, takes plans at the permit desk at city hall and lists a new or replacement electrical panel among the jobs that need a permit. Plans go in before the work starts. Hedwig Village is a zoned city, so plans have to match its zoning rules. Houston itself has no zoning. We pull the permits and meet the inspector. Our master plumbers pull the plumbing permits.
Buffalo Bayou runs through Piney Point Village and Hunters Creek Village. Most of each city sits north of the water. Hurricane Harvey hit in August 2017. Releases from the Addicks and Barker reservoirs pushed the bayou past normal, and low lying ground along it flooded. The soil here is expansive clay that swells and shrinks with wet and dry spells. That movement works on the galvanized supply lines and cast iron drains under a 1950s slab. Where those supply lines keep leaking, swapping the whole house over to PEX ends the pattern.
Kitchens lead the list. A 1960s plan boxes the kitchen off from the rest of the house. We take out the wall and move the plumbing and gas. Then we build the island the family ends up sitting at. Bathrooms come next, usually a primary bath with a bigger shower and a better layout. We do a ton of custom kitchens and bathrooms around Houston. Whole house renovations are common in the villages. We take a house down to the studs and rework the floor plan. Then we rebuild the kitchen, baths, floors and trim. Other homeowners want more room instead. We build an addition off the back of the house or turn a garage into living space. Some add a garage apartment out back for a parent. We also build new custom homes on village lots. We work with an architect, engineers and interior designers on the design side.
The systems in these houses are as old as the framing. Our master plumbers run a camera through the drain line before anyone digs. Replacing a cast iron sewer line under the slab often runs from a tunnel dug outside. The floors above stay in place, and we pour back the concrete we cut. Our electricians handle panels, wiring and standby generator hookups. We also replace water heaters, pour driveways and walkways, and install artificial turf.
