Montrose was Houston's first large planned subdivision, and its oldest houses have passed the century mark. Courtlandt Place, Westmoreland, Avondale East and West, and Audubon Place are designated city historic districts. Exterior changes to contributing houses there need a Certificate of Appropriateness from the HAHC. Audubon Place also reinstated private deed restrictions in 1995, and its civic association keeps them active.
Outside the districts, Montrose changes fast. Bungalows come down for townhomes, and the ones that remain get gut remodels that keep the shell and replace everything inside. Lots on the cross streets run near 5,000 square feet, so added space usually goes up or into the garage. Carriage houses were part of Avondale from the start, and the modern garage apartment continues that pattern.

We open walls where the plan wants light, restore wood windows where they can be saved, and match trim profiles the first builders ran.
