We remodel homes in the Houston Heights, the streetcar suburb platted in 1891 on the high ground northwest of downtown. The blocks between Loop 610, Yale, Studewood, and I-10 hold Craftsman bungalows, Queen Annes, and Folk Victorian cottages, most on pier and beam foundations with wood siding and deep front porches. Most Heights houses went up between 1895 and 1930 on 50 foot lots, and they were built to be worked on. Pier and beam foundations ride Houston's clay as it swells and shrinks, and the crawlspace underneath keeps plumbing and framing reachable. That access makes a whole house repipe or a drain replacement cleaner here than in slab neighborhoods. The trade is that old piers settle, floors slope, and porches sag, so leveling often comes before finishes.
Inside the historic districts, the city reviews exterior changes against the Heights design guidelines. Ordinary maintenance, re-roofing in kind, and interior work need no review, and the Planning Director can approve many smaller items without a hearing. Additions are expected to stay subordinate to the original house. We plan projects around those rules and file the Certificate of Appropriateness alongside the permit.
Kitchen remodeling leads in the Heights, usually opening a closed bungalow kitchen to the living space. Bathroom remodels come next, since original houses here rarely had more than one. We also build home additions, handle garage conversions, and take on garage apartments where lots and alleys allow them.
The pipes and wires in these houses are often original. Galvanized supply lines from before 1970 rust shut, and cast iron drains crack as the soil moves.
